Early warning signs
- The cabinet floor under the sink feels soft, bubbles or has dark staining.
- Flooring in front of the dishwasher has lifted edges or a gap at the seam.
- A faint musty smell when you open a lower cabinet.
- The toe kick panel is swollen or stained.
- A water bill that crept up without a change in use.
- In a two-story or a house with a finished basement, a stain on the ceiling under the kitchen.
Why slow leaks are a problem for both the house and the claim
A drip of a few drops a minute won't flood a floor, but it will keep a cabinet base and the subfloor beneath it wet continuously. Particleboard cabinet floors swell and crumble. Wood subfloor darkens and can begin to rot. Over time, mold may grow on the back of cabinets or the underside of the floor.
Insurance can also be harder. Many homeowners policies are written for sudden damage and exclude continuous or repeated seepage over time. When the damage clearly built up over weeks or months, coverage may be limited or denied. Catching slow leaks early protects both the house and your options.
Finding it once you suspect it
- IfYour water meter's leak indicator moves with every fixture offThenThere is an active leak somewhere. Close the supply valves under the sink and behind the fridge one at a time to narrow it down.
- IfThe meter is still but the cabinet is wetThenSuspect a drain. Run water in the sink and the dishwasher and watch the trap, disposal and drain hose with a flashlight.
- IfThe flooring near the fridge is dampThenPull the refrigerator out carefully, keeping the supply tubing from kinking, and inspect the line and the valve behind it.
- IfYou see swelling but no water nowThenThe leak may be intermittent, such as the dishwasher draining. Ask for moisture readings under the cabinets before replacing anything.
Common questions
Can a swollen cabinet base be repaired?
Particleboard that has swelled usually needs replacing, but sometimes the cabinet floor panel can be replaced without removing the countertop. Ask a cabinet or restoration contractor before assuming the whole run must come out.
Is it worth installing leak sensors in a kitchen?
For relatively little effort, a battery water alarm under the sink and behind the dishwasher can catch slow leaks early. Some models connect to a phone or an automatic shutoff valve.
