Signs a window well is the source

  • Water is entering at the bottom corners of the window frame or running down the wall beneath it.
  • The carpet is wettest directly below a window, not near plumbing.
  • It happened during or right after a hard rain, hail or a big melt.
  • Looking into the well, you see standing water, packed leaves, snow, or gravel above the window sill.
  • Stains or efflorescence (white mineral deposits) under the window suggest it has happened before.

Why wells flood

A window well is a corrugated metal or molded liner set into the soil outside a basement window. Water that falls into it is supposed to drain down through gravel, sometimes into a drain tied to the foundation's perimeter drain system. When the gravel fills with silt, leaves or wind-blown debris, or when snow drifts into an uncovered well and melts all at once, water rises faster than it can soak away.

Summer thunderstorms in the Parker area can drop a lot of rain, sometimes with hail, in a short time. Hailstones pile up in wells and melt slowly, which keeps water against the window long after the storm. Downspouts that discharge near a well, or a patio that slopes toward one, make the problem worse.

Egress windows are large by design so someone can escape a basement bedroom in a fire. A big opening has a long sill and more seams to seal, and if the well floods above the sill, those seams are what hold the water back.

What to do now

  • IfWater is actively coming through and the well is still fullThenBail or pump the well from outside if it is safe to stand there. Do not open the window; that can release the whole well into the room.
  • IfThe well has drained and the room is wetThenExtract carpet water, lift the carpet edge to check the pad, and pull baseboard under the window to see whether water reached the wall cavity.
  • IfWater came through the wall itself, not the windowThenThat points to a foundation or drainage problem, not just a clogged well. Ask a waterproofing contractor to look before refinishing.
  • IfThe room is used as a bedroomThenMake sure the window still opens freely and the well is not blocked once things dry. Egress has to work, wet or dry.

Prevention that actually helps

Covers
Clear, sturdy well covers keep snow and leaves out. In a bedroom well, a cover must be openable from inside so it does not block escape.
Gravel
Clean out and replace silted gravel so water can drain down instead of pooling.
Downspouts
Extend downspouts well past window wells and redirect any that empty nearby.
Grading
Soil and landscaping should slope away from the well, not toward it.

Common questions

Is window well flooding covered by homeowners insurance?

It depends on the policy and how the water entered. Surface water and flooding exclusions often apply, while some policies treat rain entering through an opening differently. Ask your agent with the details of what happened.
